Example: a man buying an under-construction flat advertised at ₹60 lakh, inside Pune's municipal limits. Stamp duty 7% = Rs 4.2 lakh. Registration = Rs 30,000 (1%, capped). GST 5% of the price (7.5% on two-thirds; one-third is deemed land) = Rs 3 lakh. Total Rs 67.5 lakh, before parking, maintenance deposit and other charges. A ready home with an occupancy certificate has no GST (Rs 64.5 lakh). Women pay 1% less stamp duty. Ask the builder for an all-in cost sheet in writing.
